If you have a mortgage seek advice from your lender on discharging the mortgage or financing a new home. |

Seek market
appraisals from real estate agents. Ask their advice on work
needed to present the home well and arrange any trades people
as needed. |

Get your solicitor/conveyancer to prepare a contract of sale bearing in mind when you want to settle and any problems with the property. |

Update the survey and obtain a council building certificate if so advised by your solicitor. |

Appoint a real estate agent to sell your home by auction or private treaty and give him or her a copy of the contract. |

Organise presentation of the property. Fresh flowers always add a nice touch. |

If the property will be auctioned, set your reserve price a day or two beforehand. |
 |
When you have secured a buyer, notify your legal representative who will issue a contract to the purchaser. |
 |
Contracts will be exchanged by your solicitor who will notify your mortgage. |
 |
Ascertain the time for completion of the contract and arrange for a removalist. |
 |
When a firm appointment is made for settlement arrange disconnection of power and phone and cancel newspapers. |

Cancel or transfer house and contents insurance. |

Move out. Leave keys with agent. |
