When to call the experts

It's always a good idea to go through your contract with a lawyer who can give you a clear idea of your obligations and rights, as well as the obligations and rights of your builder. |

Your bank may require a building inspector to examine the property at various stages during construction. But even if your lender is not strict about this, it is still essential that you have the house examined upon completion of the project. Also, your bank's inspector may not be as thorough as someone you employ directly. |
 |
There should be a clause in your contract regarding disputes. If there is a problem between you and your builder that cannot be resolved privately, take the matter to your state's fair trading body. |
Display homes
 |
If you're looking through display homes, ignore finishes and furniture - it's the layout and number of living spaces that are important. |

Note the fittings used - make sure these same fittings will appear in your house when it's built. |

If you are buying a project home for property you have already bought, make sure you select a house that fits the characteristics of your block. |

Your builder

Is the builder properly licensed ? Check with your state authority. |

Make sure the builder has all the required types of insurance, builder's warranty, worker's compensation and public liability. |

Check out the builder's reputation by speaking to former clients and viewing examples of their work. |

If you are getting quotes from more than one builder, make sure they are taking the same costs into consideration. |

Do you want to modify the design of the house? Check your options as costs vary quite a lot depending on the builder and the type of modifications required. |

How long will the builder take to finish the job? |
 |
Try to find out if the subcontractors (plumbers, electricians, etc) the builder uses are reputable. |
The contract

Use a plain-English contract that clearly sets out the responsibilities held by both you and the builder. These are available from the HIA. |

Make sure you are clear on your obligations it's a good idea to consult a lawyer. |
The construction process
 |
You should have your house inspected to make sure the builder has provided everything stipulated in the contract. Your financial institution may require inspections to take place before progress payments can be made - see our finance section for more information. |

When the home is 'practically complete' final payment and handover takes place. |
